Chapter 25 ZONING ORDINANCE.
Article 21. Special Provisions.
Sec. 25-21-60. Site plan review.
Site plan approval is required for all uses requiring a city permit prior
to issuance of the permit.
(1) Application. Applications for site plan
approval shall consist of a statement of the proposed use and the
following:
(A) A plot plan to scale showing:
(i) North
arrow,
(ii) Property lines,
(iii) Adjoining streets, alleys, and
adjacent off-site improvements,
(iv) Locations and dimensions of existing
and proposed improvements including buildings, fencing, landscaping, off-street
parking, trash enclosures and on-site drainage as appropriate;
(B) Building
elevations;
(C) Conformance with planning commission conditions of
approval;
(D) Any other data and dimensions necessary to show that all
provisions of this chapter are fulfilled.
(2) Departmental Action. If the
community development department, or his designated representative, determines
that the proposed use and/or site plan submittal conform with applicable
provisions of this chapter, the city code, the city standard specifications, and
planning commission conditions of approval, and contains conditions sufficient
to:
(A) Assure full and timely payment of property development
fees;
(B) Provide for the dedication of land for rights-of-way reasonably
related to the use of the property for which a variance, building, or use permit
is requested and/or payment of reimbursement for the cost previously incurred to
acquire and improve presently existing rights-of-way reasonably related to the
use of the property for which a variance, building, or use permit is requested;
and
(C) Assure the posting of a bond or other instrument of credit to
guarantee installation of public improvement reasonably related to the use of
the variance, building or use permit is requested, the same shall be approved.
