Sec. 25-23-10. Off-street parking requirements.

With the exception of the parking district identified in the downtown specific plan, off-street parking shall be provided in connection with the erection, addition, alteration, expansion, or change of use of any building or structure in the following amounts:
(1) Single-family attached, single-family detached, and duplex dwellings: two parking spaces for each dwelling unit.
(2) Apartments and multiple-family dwellings: one and one-half parking spaces for each dwelling unit plus one guest parking space for each five units.
(3) Boarding and rooming houses, group quarters: one parking space for each two beds, but not less than two spaces.
(4) Qualified senior citizens housing: one parking space for each two dwelling units.
(See special provisions, Section 25-23-30(h)).
(5) Bowling alleys: five parking spaces for each lane.
(6) Day care centers: one parking space for each employee.
(7) Hotels, motels, and apartment hotels: one parking space for each guest room plus one parking space for the manager.
(8) Medical and dental offices and clinics: five parking spaces for each doctor plus one parking space for each three hundred square feet of lab, x-ray and similar specialty areas.
(9) Nursing and convalescent homes, hospitals, and sanitariums: one parking space for each four beds.
(10) Offices (except medical offices and clinics): not less than one parking space for each four hundred square feet of gross floor and or more than one parking space for each three hundred square feet of gross floor area, but not less than five spaces.
(11) Public assembly with fixed seating: one parking space for each four seats.
(12) Elementary and jr. high school: one parking space for each employee, plus:
(A) Five visitor spaces if enrollment is one hundred students or less.
(B) Ten visitor spaces if enrollment is more than one hundred students.
(13) Senior high schools: one parking space for each employee plus one parking space for each five students plus ten visitor spaces.
(14) Public assembly without fixed seating: one parking space for each fifty square feet of assembly area.
(15) Restaurants drive-ins, fast foods and self-service and take out: one parking space for each fifty square feet of gross floor area, but not less than five spaces. This requirement can be reduced when the public works director finds the use shares parking and does provide delivery service.
(16) Restaurants, cafes, and coffee shops (except those listed in "N" above), bars and other on sale liquor establishments: one parking space for each four seats, but not less than five spaces.
(17) Service stations, personal service businesses and other non-retail commercial: one parking space for each two hundred square feet of gross floor area, but not less than five spaces.
(18) Retail stores, banks, and shopping centers: not less than one parking space for each three hundred square feet of gross floor area or more than one parking space for each two hundred square feet of gross floor area, except storage and loading areas, but not less than five spaces.
(19) Industrial, manufacturing, general storage, and warehousing: not less than one parking space for each two thousand square feet of gross floor area or 1.4 parking spaces per two employees on duty at the same time or no more than one and one-half parking spaces for each two thousand square feet of gross floor area or one and one-half parking spaces for each two employees on duty at the same hours, whichever will provide the greater number of parking spaces.
(20) Mini-storage: one parking space for each fifty storage units, but not less than five spaces.
(21) Tennis and racquetball courts: four parking spaces for each court.
(22) Auto repair and auto body shops: one parking space for each four hundred square feet of gross floor area but not less than five spaces.
(23) Off-street parking and loading requirements for mixed uses and uses not listed above shall be determined by the zoning administrator. (Amended during the March 2009 supplement.)
