Parkside 3 - Lennar Homes Small Lot Subdivision Proposal
Project Summary: Lennar Homes has submitted an application to allow for the development of a 98-unit subdivision with a proposed density of 13.4 dwelling units per acre. The applicant is proposing to amend the existing land use on the southerly parcel from R-8 (6-8 du/ac) to R-15 (10-15 du/ac) so that the site has a consistent land use designation of R-15. In addition, the applicant is requesting a Planned Development Overlay to allow for reduced setbacks internal to the project site. All perimeter setbacks will be consistent with existing R-15 zone standards.
The applicant is proposing single-family detached homes that will be a small lot design with an internal alley auto access and pedestrian paseo. Home facades will front on to Sports Park Drive and Matmor Road; however, all auto access will be from the internal alleyways. Each home will have a 2-car garage and an additional 49 guest parking spaces have been provided on site. The project proposes three architectural styles, and four floor plans ranging in size from 1,438 to 2,185 square feet. The project will have a homeowners association.
