After September 30, California renters will be responsible for paying 100% of past due rent. This rent can be covered if they apply for assistance.
As of October 1, renters who receive a notice to "pay or quit" for unpaid rent during the COVID-19 pandemic can still be protected from eviction:
- If the notice is for unpaid rent between March 1, 2020 and September 30, 2021, renters must give their landlord a signed declaration of COVID-19 related financial distress within 15 business days of receiving a notice to "pay or quit."
- In all cases, by law the landlord must apply for the CA COVID-19 Rent Relief program before they can proceed with an eviction lawsuit against the renter.
- If renters apply for the CA COVID-19 Rent Relief program within 15 business days of receiving the “pay or quit” notice, or within 15 business days of receiving a notice from the CA COVID-19 Rent Relief program that the landlord has started an application on their behalf, the eviction process will be stopped while the renter’s application is processed
